Decathlon Philippines is committed to a strategic, multi-year expansion initiative to better serve our customers across the region! To accompany this fast development, we are looking for a Real Estate Business Developer to develop, execute and manage business development projects leading to a profitable and sustainable growth for Decathlon within a dedicated zone/region.
Key Responsibilities
Define the vision and strategy for Decathlon's development (including stores and other formats) within the territory to increase market share. This includes:
Analyzing market data (traffic, sales performance, competition, etc.).
Designing the multi-channel network and planning the implementation of new solutions (e.g., shops, lockers, digital points), ensuring alignment with the Country Project.
Manage the full lifecycle of real estate projects, including new openings and relocations:
Source, negotiate, and secure sites (purchases/leases).
Execute projects: Prepare studies, validate technical/financial details, secure permits, coordinate legal aspects, and control the budget.
Manage local relationships with administrative/political bodies, and proactively advise on and execute physical partnerships and new business initiatives.
Oversee the optimization and performance of the existing real estate assets:
Track the financial performance (revenue/costs vs. budget) during a project's first year.
Identify and execute store optimization opportunities (e.g., downsizing, enlarging, efficiency improvements, or green building investments).
Execute land commercialization actions (sales or commercialization of vacant premises), following Asset Manager guidelines.
